Office Building Renovation, Thessaloniki

The company’s offices are located in Pylaia, Thessaloniki, on the ground floor of an existing building and consist of two areas, with a total of approximately 1000 sq.m.

The purpose and technical object of the Architectural study is the complete reconstruction of the above areas and the new configuration of unified open space workspaces, CF Enclosed & MD, to house the company’s administrative departments, meeting & conference rooms as well as a cafeteria area.

The new formation is a key component of the design. The works concern the internal arrangements, and the formation of internal views, without any intervention in the static structure of the building and with an expansion of an existing opening in the building shell for fire safety reasons.

The spaces are divided into two functional sections, the cafeteria area and the work area. Briefly, the main entrance leads to the open office spaces and there is a corridor around the perimeter of the building, on the outer side of which are the open office spaces, on the inner side, the closed spaces and most of the meeting rooms. The cafeteria is placed on the front side of the building while the back part is used as storage space.

The ground floor house has been designed and developed based on the topographical details of the area . The building has visual engravings on the southwest, its entrance is located on the northeast and evolves around a outdoor living room. More specifically, the exterior seating area consists of a semi-outdoor area with a pergola, which includes the entrance to the house.

The main living spaces are located in the northwest part of the property. There is the kitchen with the dining room and the living room, as well as two bedrooms and a laundry space. To the southeast there are three guest bedrooms, one with a private bathroom and two with a shared one.

The external staircase located on the main patio leads to an outdoor seating area, which is designed on the roof, with a pergola. On the exterior space of the building one more pergola creates a shading system that serves the outdoor parking space. The outdoor space also hosts a hot tub, in connection to the master bedroom.

The central and connecting element of the composition is the atrium, from which there is access to the all the interior spaces. The design offers privacy where it is needed with large openings to the surrounding view.
